Villa projects flourish in greenspots on the fringes of HCM City
Developers in HCM City are counting on rapid development of a new sector, ‘resort real estate’, to create a lot of profit this year.
A lot of developers have invested in ‘resort real estate’ projects on the edge of the HCM City metropolitan area, confident that the new market segment has great potential. Units in developments launched onto the market recently have been selling well.
The Binh Duong Trade and Development Company (TDC) is marketing the ecological village Moon River. The villas are located in Thoi Hoa new urban area (Ben Cat District, Binh Duong). The 145 to 495 square meter villas next to the Thi Tinh River, well served by infrastructure, are offered for about 2.0 million dong per square metre. The first phase, 100 units, has sold out.
In late 2009 the Dat Xanh Real Estate Company began to market the ‘Giang Dien ecological tourism urban area’ (Trang Bom District, Dong Nai). The 42 hectare project fronts the Thac Giang Dien tourism complex. Villas, from 100 to 500 square meters, are offered for between 2.5 and 2.9 million dong per square metre. The developer reports that hundreds of units were sold as soon as they were offered.
In early June, the Becamex and Phu Loc An development firms announced plans to market ‘ecological lakeside villas’ in their Sunflower project, right in the centre of the Binh Duong new town. The units are advertised as ‘real homes’ - not simply places to relax.
Expert warn that not all the projects like these will be successful and profitable. In current conditions, every projects need to have distinctive features to attract investors. The developers tend to emphasize beautiful landscapes appropriate to development of an ‘ecological residential quarter.’
Developers say that at current prices, the market segment remains very attractive. The developers of Sunflower are confident the project will attract buyers. Villa owners here will be able to enjoy all the services of the new city of Binh Duong, close to offices in the city’s most modern office buildings. “We will be able to attract the richest people in HCM City,” one said. “They will come to live here.”
